MBS UPDATE FIRST THOUGH
We have seen a crazy ride over the past 12 business days. Believe it or not in the conforming market since February 12th we have gotten better by 112 BPS. 112 BPS equates to $1,120 better pricing for a borrower when comparing the same rate from Feb 12th to this morning per 100K in loan size. That means on a 400K loan the borrower is receiving $4,480 better pricing.
Keep in mind though this is a big ceiling of resistance. The is the same level we hit on December 9th right before diving down to our worst rates in some time. Of course, those were different circumstances although the markets tend to follow trends and patterns. Prior to December 9th the last time we were at this level was October 18th of 2024.
That means you can tell clients todays rates are the best we have had since Oct of 2024 with the exception of one day in December. Pretty important message to get out I would say. To referral partners and potential clients.
That being said we are down about 6 – 9 BPS this morning and strangely Govt bonds are down 35 BPS so hopefully that will correct itself this morning or above will no longer be accurate on govt loans at least.
This week we have a couple manufacturing indexes and it is the week of ADP and jobs reports.

Whether you use his system or your own tried and true system or whomever. I encourage you to make 2025 a great year by spending the time to prepare and get ready for the rest of the year. It takes a substantial amount of time and thought by answering a lot of questions to figure out who you are, what you want and how you can achieve it.
There is no shortcut to success in life. Whether it is business, personal, community, financial, physical or any other part of your life. You must do the work to make it happen. The only way to make it happen is to know where you are headed.
The reason new year resolutions do not work and the reason many goals you set do not work is because we think we want something and we likely do. The problem is that just because we want something does not mean we are motivated enough to to the work to accomplish that which we want to do. Resolutions are usually written up in 5 minutes and realistically not really even thought about. How many have you already failed at this year? ” : )
It usually involves wanting more money and a better body. That is the extent of the effort most putting in to what they want in life. I assure you, 95% will fail with that method. First, you must decide who you are, who you want to be and what you are willing to do to make it happen.
Today’s encouragement is to take Marcy now that Jan and Feb is over to truly prepare for the remaining year. I started my process in December of redoing everything from what I did last year using the above system and process. I find that each year I tweak and change a few things to better fit who I am today vs who I was one short year ago. A lot can change in one year.
