BIDDING WARS SLOWING DOWN

Based on a report from Redfin which if you know the name but not who they are, they are a national discount real estate brokerage firm that does a ton of business.

Anywho, in April of 2021 74.3% of all contract negotiations started and ended in a bidding war. 

In August the bidding war was 60.8% of all transactions and in September it was 58.3%.

They are seeing a decline partially due to the time of year with folks back in school and cooler weather coming compared to Spring time with nicer weather and summer time to move but either way it is easier to buy a home while financing than it was in Spring.

Great news for non cash buyers and great news for you.

Let those buyers who got frustrated know their chances are getting better although not exactly great with 58% still going that route. 

In addition, only 1/3 of all homes sold were on the market for less than a week so 2/3 were more than a week which is another good indicator of hope for those who are financing. 

Take this information and put it to good use for your clients to get back in the game.

UPDATES TO DU REFI NOW & LP REFI POSSIBLE

Based on the amount of registrations I have seen since this product rolled out most do not know much about them and they are not used a lot but this is great information to have.

Effective immediately:
A $50 reduction in payment was required to qualify. That has been removed and any reduction in payment is now allowed.

Previously the max amount of closing costs you could roll in was $5,000. Now there is no limit to closing costs amount rolled in. 

These two changes will make it easier for borrowers to qualify and use these products.

Marketing Ideas And Opportunites Little Things That Can Make A Big Impact

HOW TO LOVE YOUR JOB OR NOT

Today is half Jackism and half marketing but all inspired.

So, I was reading one of my favorite books this morning that gave me great insight (Essentialism By Greg McKeown) and then when I was reading my scripture this morning it went bam shack a lacka oompa du du and so now I am sharing with you. 

In order to be great at anything I have always believed in two core things.

#1 – We must be taught HOW to do it.
#2 – We must know WHY we do it.

If you know HOW to do something but have no idea WHY or your personal WHY you do something then you will be mediocre at best and not really enjoy it.

If you know WHY you do something and it fits in perfectly with your personal WHY but you do not know HOW to do it properly then well you will be enthusiastically mediocre at best.

Having both the HOW and WHY you can be successful but oh snap when you add the big number 3 then you are all in.

In John 6:28 – 29 a follower asked Jesus this question. “Hey Jesus, What must we do to do the works God asks of us?”. 
Then BAM! Jesus answers with this: “The work of God is this: to believe in the one he has sent.”

Ok, so the point He is making is that even if you know HOW to do something and even if you know WHY you do something if you do not BELIEVE in what you are doing then what is the point?

Do you BELIEVE in your company, do you BELIEVE in the role you are playing within your company, do you truly BELIEVE what you are doing is helping you be a better you?

Stop, take a minute and ask yourself if you know HOW, to do what you do, WHY you are doing it and do you truly BELIEVE in the difference you are making. 

If you do not have those 3 then get off your tail and figure out why. Make life worth living!
