Powell spoke, treasury spoke and the end result is uncertainty in the bond market. The chances are good that MBS yields are going to continue to worsen as we broke through the floor I discussed yesterday and are now in another yet lower trading window with quite a bit of more room to lose. The new floor is 102.281 (we are now working in the 2.5% coupon). We started the day out down 50 bps from yesterdays close so nothing you could have done about it yesterday morning. It happened overnight as a reaction to our friends upstairs.
Habib thinks with the 10 yr as of this writing at 1.706 it may go all the way up to 1.96 which means getting back to end of December 2019 rates which fyi were not that good. Typically as 10 yr increases MBS yields decrease so that is potentially another floor breaking opportunity.
Yesterday Habib was in a lock loan status over concerns of more inflation news as well as the 10 yr heading in the wrong direction.
This is not doom and gloom just market. Still plenty of refi’s to be had and think cash out options for your refinances.
