MULTIPLE LOANS FOR ONE BORROWER
This may not happen very often but when it does it can be extremely overwhelming.
One of the great keys in managing a situation like this is not only getting all of your ducks in a row but also not having to deal with 3 different companies or 3 different underwriters.
Our underwriting team can underwrite up to 3 loans for the same borrower at the same time. Many lenders restrict the number of loans an uw can do per borrower due to if you mess up one you lose 3+ concept.
Another nightmare is making sure you line up the new payments with the existing application which pretty much no system allows without rigging it due to you are changing multiple loans for a simultaneous closing but our system will allow you. Just ask me how.
Lastly, another cool thing we do is our underwriting teams are regionalized so you get the same set of underwriters for all of your loans. But we actually can see when they are self-employed or investor and we actually give those loans to underwriters based on their skill set.
This is why we rock at self-employed and investors because our underwriters that underwrite them do so a majority of the time.
When you need experience don’t go to the best price. Go to the ones that can actually close the loan. Just sayin : )
Marketing Ideas And Opportunites Little Things That Can Make A Big Impact
WHO ARE YOU SELLING
For many of you your pipelines have been greatly reduced and the phone ringing asking for a great rate to refinance is not what is happening.
Some of you are saying “Ok, so how do I do this marketing thing again?”.
Before they were calling you but now you are having to reach out to them. What does that look like?
First and foremost just know you are after their trust. They must know that you understand them and understand their situation. A lot of you are taking on deals you were not working on before because they have a little hair on it. They must have confidence in you.
In your marketing the more you declare who you are the more they will see who you are.
An important thought as you begin to market is to not convince people to do business with you but to sort through the people that want to do business with you.
When I go on a car lot I can tell within about 5 seconds if I will buy a car from them. For the right car sales person I will go out of my way to justify buying a car if that was my intention. I will even pay more (not really) but Lucy would. But for the wrong one I do not connect with I just walk away. That sales person shows me right away in our first conversation if I am going to trust them or what their agenda is.
From today the takeaway is let your brand say who you are and who you want to work with and that they can trust you. You want to be able to say “Hey, I am different, and you are different, lets do business together”.
