A couple things to understand is right now we do not have any real financial reports coming in til Friday so all news pretty much pertains to Russia and the Ukraine. 

BUT, an important thing to understand is that as those tensions increase and things become unstable that is when people or countries turn to the US Treasury as a safe haven until things calm down.

So, every time something happens there more demand is put on the US Treasury which causes yields on the treasury to go down because of all the demand you do not have to give as much yield which typically as you know impacts our mortgage rates as we compare to the treasury as far as bond trades go.

BUT, keep in mind it is not just you and I or US people coming to the treasury more than likely. It is also those who typically trade in the international markets coming to our markets and if they are trying to come to safety it is the US dollar that is the safest bet and not the US MBS. It is close but not the same.

This means, just because the Treasury trading is going crazy that does not mean in this scenario the MBS will go hand in hand like normal. This is one of those scenarios where it does not always follow.

It has certainly helped MBS but nobody has the crystal ball and we just need to monitor daily or hourly.

HOW TO HANDLE 2021 TAX RETURNS

So, there a ton of details in the memo coming out but here are the basics.

You do not need 2021 tax returns until April 19th then extension or tax returns are required if applicable.

2021 TAXES FILED BUT NO TRANSCRIPTS YET

• Obtain 1 or 2 yrs previous tax returns based on AUS requirement. If 2 years get 19 and 20 plus the 21 tax returns.
• Sign the 2021 tax returns.
• Most conservative income will be used. No transcripts and 2021 being the highest income we will use more conservative route until transcripts are received or below.
• If you need the higher 2021 you must have a matching refund or payment equal to the amount on the 2021 tax return provided.

So the moral of the story is if you need 2021 make sure they file electronically and they pay the FULL amount and get proof or use where’s my refund on the IRS website to match the tax return you give us.

Without this information you are stuck with worse case.

And let’s say that client is a type of fish. Then let’s say you were given access to a big ole barrel of that type fish and it was placed in front of you and someone handed you a fishing rod with the bait these fish love.

You hold the rod and put the bait in the barrel and wala you catch the exact fish you are looking for.

That is the ideal way to make sure you are going after your ideal client.

Your goal is to find the greatest spot full of your ideal type clients and then go fishing in those spots.

Is your ideal client part of online groups, monthly meetings, what memberships, associations, organizations do these type individuals have?

Once you figure out the location of these great spots then ask yourself who controls them and then begin building those relationships.

Ask what area of interest does my ideal client group share? Like books, teams, lifestyle etc. Get in to that ideal clients culture and become part of it.

Is your ideal client Self-Employed, Investor, Cash-Out, Troubled Credit, Builder, Perfect Credit, Banker, Gamers, Dr’s, 1st Responders, Teachers, Labor Unions Etc.
