Well Folks, week 1 of May is in the books and it was a doozy full of Fed meetings, job reports, inflation indicators and throw in the threat of a few bank failures. You know, a typical week in the mortgage business.
So, as I do every Monday morning. What was the end result from Monday open to Friday close and how did it impact rates which is what you and your realtors and your clients actually care about.
On the Conventional 5.5% coupon (think low to mid 6% rates on rate sheet) gained 10 BPS or $100 better pricing per 100K in loan size. The 6% coupon gained 3 BPS so the Conventional rates stayed fairly similar across the rate sheet.
On the Govt side of the business or the GNMA Coupons. We gained between 10 and 20 BPS depending where you are on the rate sheet so similar results. This equates to $100 – $200 better pricing per 100K in loan amount.
In my books, I call that a good week.
The markets will continue to watch the banking situation as it goes up and down depending on the day and depending on the headline news. Hopefully no banks failed over the weekend and I do not watch the news so forgive me if one already has.
Talking points from Friday’s Jobs report was unemployment went down which means good for economy, bad for bonds and help to the Fed to raise rates but that is just one small indicator.
We also had a lot more job creations than expected. A LOT more. Good for economy, bad for bonds and yet again support for the Fed to do more.
But again, more issues globally and banking concerns allow for rates to hold their own. Also, the Fed being conservative in their comments on Wednesday helped hold rates where they were.
Next big news is this Wednesday with the CPI (Consumer Price Index) which gauges inflation in the country based on what it costs a consumer to purchase a certain bag of goods and services compared to last month and last year. Hence, is it more or less means inflation or deflation.

HOW TO SOUND SMARTER
I was inspired by a section of the Garrett MCAuley Report Newsletter I just read. It gave a few grammar errors that many people make.
I am writing this because I love to write but I am an epic failure when it comes to proper grammar and I am well aware of it. I must say that many of you are in the same boat as I am when you write your emails so I figured this would be a great article to start your Monday.
COMMON WRITING MISTAKES

Alot is not a word. Should be A lot.
Don’t use liable when you should use likely.
Spell out numbers under 10, use your numerals 10 and over.

UPON FURTHER RESEARCH BY GOOGLE
“There” refers to a place.
“Their” is owned by a group or person.
”They’re” is when you are shortening they are.
Your – Possessive or ownership. Your shirt.
You’re – Abbreviates you are. You are looking well.
Its = possessive term. The bird hurt its wing.
It’s = Abbreviation of It is. It’s a nice day.
Apostrophes with nouns
If noun is plural add after noun. The hamsters’ ran on the wheel.
If noun is singular and ends in s. Add after s. Dress’.
If noun is singular and does not end in s then before s.
The captain’s house.
ie = in other words or that is.
e.g = for example.
Irregardless is not a word due to Ir at the beginning means to negate something which is the same as the word regardless.
Effect – The actual change (noun)
Drinking that much had a big effect on me.
Affect – The act of changing (verb)
That movie really affected me.
Complement
Adding to something. That blouse complemented the pants.
Compliment
Saying something nice. That was a nice compliment.
Principal – The highest rank or main person. Principal of a school.
Principle – A fundamental truth, law or standard.
Principle is associated with morals many times.
P&I – Principal (Main rank) and interest
Literally should be left out 90% of the time.
Literally means that what you are saying is really happening.
I am literally going to die of heat.
They mean they feel like it but adding literally states you actually are physically dieing of heat.
This one is cool. A vs An.
Only use AN when it comes before a vowel sound.
As in before A, E, I, O, U words.
Use A before any time first letter of next word is not a vowel.
Who’s – Who’s that good looking person over there.
Abbreviation of who is.
Whose – Whose care is that over there?
When talking about who owns something.
I guarantee I messed up this one in this very article.
When doing a bullet list like I just did above.
Use a period after bullet lists that have complete sentences.
Do not use a period after bullet lists that do not complete a sentence.
Last but not least as I know I mess this one up as well.
When do you capitalize multiple words in a sentence?
Of course, the first letter of a sentence is and any word in a sentence that is a proper noun.
A proper noun is when you name a specific person, place, organization or thing.

WHO IS YOUR ALPHA AND OMEGA?
As most of you know who have read my Jackism’s know that I write a love letter to my wife every morning and have for years.
I am writing this article right now as I just finished my morning love letter to my wife and as I began my letter rarely knowing what I will write I was given a blessing of a truth that I want to share with you.
Every single letter I write always starts with Misty My Love. Likewise, every letter I write always ends with Your Love, Jack. Over the 1,000’s of letters I have written those have always been the same since day 1. I have never altered from those two things.
The point is that Misty is my Alpha and I am her Omega. The Alpha and the Omega is the first and last letters of the Greek alphabet and it is a symbol from scripture in Revelation where it says Jesus is the Alpha and the Omega which means He is the first and the last and that He was here in the beginning and will be here in the end.
That is the beauty about some things in our life. If you are married the point here to understand is that for you and your spouse to understand this truth.
The love your spouse has for you, or for me, it would be “Misty My Love” and the love you have for your spouse, or for me, would be the “Your Love, Jack”. This is the true foundation that your marriage or relationship is built on. The beginning and end must be based on your love for one another.
Everything else in between that happens in life is what builds up and tears down your marriage. The more you increase your love for your spouse and the more your spouse increases their love for you, the greater experience you will have between the beginning and the end.
I love knowing that regardless of what I do or say on any given day. Misty still loves me. Regardless of what I do on any given day I know in the end I will love her. The foundations are set, the alpha and the omega is known in our marriage. Our love can overcome our difficulties, set backs as well as our joys and good times.
I will leave you with this truth I learned many many years ago that has allowed me to love my wife at a level not possible to be done on my own.
In scripture it says Love your wife like Christ loves the church, giving himself up for her and washing her with the word and presenting her to himself without blemish, without wrinkle and without stain.
When I read that many years ago I was fairly opinionated on who I thought my wife should be. I read that verse then looked in the mirror and I saw all the junk that is inside of me, all the failures and all the issues I have and realize that I am loved unconditionally. No matter what I had done or who I was I still had Him above that loves me exactly as I am. That one moment changed everything in my life and in my marriage.
Now, every day when I look at my wife. Regardless of what she has done, what she is doing, anything she may be thinking. I look back in that same mirror I did many years ago where I was cleansed and I wash away any blemish that she may have, any wrinkle she may be wearing and any stain that she may have on her. I cleanse her of anything that would stand in the way of loving her as I am loved by Him. Immediately a smile comes across my face and I realize how special she truly is. Side note: Many times it may take a while before I enact that verse. I have my days of annoyance but I always come back to that truth : )
My experience is based on my faith but regardless of what you believe or what your foundation is built on. If your relationship starts with love of one and ends with love from another and it is a strong foundation then you can have a successful beginning and end. You can have your own alpha and omega. Because what happens in the middle is less important than where you will finish.
This can apply to any broken relationship with kids or family, or relationship that is going fantastic. Just remember where it started and remember where it should end. Then see them without blemish, without wrinkle and without stain regardless of how they see you. You will be transformed.
